Living in Valley Stream
Valley Stream neighborhoods sit at the western edge of Nassau County in the Town of Hempstead, bordering Queens. The Village of Valley Stream is incorporated, with its own government, building department and village taxes. North Valley Stream and South Valley Stream are unincorporated areas next to the village that share the name, and the difference matters when you buy or sell.
School lines here are layered. Most of the village is in District 13, 24 or 30, then the Valley Stream Central High School District. Parts of the north are in Elmont and Sewanhaka, and a southern strip is in Hewlett-Woodmere, so we confirm every address. We confirm both for every house, because two homes a few blocks apart can land in different elementary districts.
Green Acres Mall, Valley Stream State Park and Sunrise Highway are landmarks that locals use to describe where they live.
Valley Stream is also one of the first Nassau communities buyers see when they move east from Queens. Its location near the city line, multiple train stations and major roads make it a common starting point for people moving to Long Island.
In May 2026 the state picked the Village of Valley Stream for a $10 million Downtown Revitalization Initiative award, focused on the Rockaway Avenue corridor and the area around the train station. The village pool is at A.J. Hendrickson Park on West Merrick Road. The Census puts the typical home's year built at 1951, and about 76 percent are single-family houses.

How The Vogler Team serves Valley Stream
We are Mark Vogler and Gina DeMaio, The Vogler Team at Berkshire Hathaway HomeServices Laffey International Realty. We work Queens as well as Nassau and Suffolk, which matters in Valley Stream, where many buyers are looking on both sides of the border at once.
The first question we sort out with a Valley Stream seller is which government the house is under. A village home pulls permits and certificates of occupancy from the Village of Valley Stream, and a North or South Valley Stream home pulls them from the Town of Hempstead. We send sellers to the right office before listing so an open permit does not stop the sale.
Mark's 30 years in construction and homebuilding help with Valley Stream's older homes, many of which have been updated more than once. We price from sales in the same village or hamlet and school district, same style, similar size, recent. See our pricing step and how we launch a listing.
Valley Stream buyers coming from Queens often need help understanding how village taxes, town taxes and school taxes work together on Long Island. We go through the numbers with you before you write an offer.
For sellers, the village's older homes often have stories: an attic finished decades ago, an added bathroom, a converted garage. Mark helps you sort out what needs paperwork before listing and what a buyer will ask about.
Every Valley Stream listing gets the same full launch we use across Long Island, and we plan what to feature around the house itself: a Tudor's original details, an updated kitchen, a short walk to the station. Sellers get weekly updates and a phone that gets answered well into the evening.
Valley Stream neighborhoods and communities
The Village of Valley Stream is the core, with its downtown along Rockaway Avenue, side streets of colonials and Tudors, and the Valley Stream station on the LIRR.
North Valley Stream sits above the village toward Elmont and the Southern State Parkway, with capes, colonials and ranches on residential streets.
South Valley Stream sits below Sunrise Highway near Green Acres Mall and the Queens border, with easy access to the Belt Parkway.
Gibson, a section of the village, has its own LIRR station on the Far Rockaway Branch. Buyers comparing areas often look at Elmont, just to the north, and Oceanside, a few miles southeast.
Because village, hamlet and school lines overlap here, two houses that look alike can carry different taxes and different districts. We sort that out for every address before showings, so you are comparing real numbers.
For sellers, knowing which of these parts a house sits in shapes who we target in our ads and which comps we use. A village colonial and a North Valley Stream colonial are compared within their own areas first.
Valley Stream housing market and home types
Valley Stream is mostly single-family, with colonials, Tudors, capes, ranches and split-levels, plus some co-ops, condos and two-family homes. Much of the stock dates from the early and middle twentieth century.
Because village and hamlet homes sit side by side, tax bills and building departments differ across the same zip code. That changes what a buyer pays every month and what a seller must have in order before listing. We look at both before setting a price.
If you are deciding whether to sell, start with what your home is worth. If you are relocating to Long Island from the city or elsewhere, see our relocation page.
Many Valley Stream homes sit on modest lots, so condition, layout and parking matter. Homes with updated systems and clean paperwork stand out to buyers and their lenders.
Valley Stream also has some co-ops and condos, which come with their own boards, rules and approval process. If you are buying or selling one, we help you plan for the board package and timeline.
Village, hamlet and district: sorting out a Valley Stream address
Valley Stream is one of the places where the same zip code can mean different rules. A home in the incorporated Village of Valley Stream answers to the village for permits and certificates of occupancy, and its tax bill includes village taxes. A home in North or South Valley Stream answers to the Town of Hempstead. On top of that, most elementary students attend Valley Stream 13, 24 or 30, depending on the address, and some addresses are in other districts entirely.
For buyers, that means two houses a few blocks apart can carry different monthly costs and different elementary districts. We confirm the government and both school districts for every address before you tour, and we show you the tax history, so you are comparing real numbers.
For sellers, it means the comps have to match. We price a Valley Stream home against recent sales in the same district, the same style and a similar size, and we make sure your permits come from the right office before listing.
Buyers coming from Queens often tell us these lines are new to them. We walk through them step by step, so the decision feels clear instead of confusing.
