Living in Oceanside
Oceanside neighborhoods cover a large South Shore hamlet in the Town of Hempstead, Nassau County, between Rockville Centre and Baldwin to the north and Island Park and the bay to the south. Oceanside is unincorporated, so permits and code go through the Town of Hempstead.
Most of the hamlet is served by the Oceanside Union Free School District, which runs Oceanside High School. A few edge addresses fall into neighboring districts, so we confirm the district for every house.
Oceanside is big enough that it has distinct parts: inland streets near Long Beach Road and the Oceanside station, and waterfront streets in the southern sections near the bay and the Oceanside Marine Nature Study Area.
Oceanside also has a broad mix of streets and styles, and that variety gives buyers more options than many South Shore hamlets. You can be on a quiet inland block near Rockville Centre or on a canal with a boat out back, all with the same school district.
Oceanside also sits close to the busy downtowns of Rockville Centre and Long Beach, so dining and shopping options extend beyond the hamlet's own commercial strips. Many residents spend their weekends moving between the three.
The Marine Nature Study Area is 52 acres off Slice Drive, open since Earth Day 1970, with boardwalks, a bay-view deck and a new education center finished in 2026. More than 280 bird species have been recorded there. Oceanside Park has a pool, a roller rink and a dog run. The Long Beach Branch runs from Oceanside to Penn Station and Grand Central. The Census puts the typical home's year built at 1956, and about 85 percent are single-family houses.

How The Vogler Team serves Oceanside
We are Mark Vogler and Gina DeMaio, The Vogler Team at Berkshire Hathaway HomeServices Laffey International Realty. Oceanside has something for nearly every kind of house conversation, from a dry inland colonial to a canal home that was raised after Superstorm Sandy.
Mark brings 30 years in construction and homebuilding to every walk-through. On waterfront homes he looks at the elevation, the bulkhead and the repair history. On inland homes he looks at expansions, finished basements and the age of the systems. Either way, the seller learns what a buyer's inspector will see before the house goes public.
We price from Oceanside sales in the same school district, same style, similar size and recent, and you see our number beside yours. Read our pricing step and how we market a home. Buyers can read how we help buyers.
Oceanside sellers in the waterfront sections should be ready for flood questions. We gather the flood zone, the elevation certificate and the repair history before listing, so a buyer's insurance quote does not slow things down.
Oceanside buyers often compare this hamlet with Rockville Centre and Baldwin. We help you compare taxes, schools, the commute and the house itself, so you can choose with all the information in front of you.
Our listing launch reaches buyers who are already searching and buyers who are not yet. Our listings typically get paid targeted ads, Zillow Showcase and a Coming Soon push before it goes live.
Oceanside neighborhoods and communities
The northern blocks toward Rockville Centre are inland, with colonials, capes and split-levels on tree-lined streets.
The central area around Long Beach Road and the Oceanside station on the LIRR Long Beach Branch holds shops, restaurants and homes within reach of the train.
The southern waterfront sections hold canal homes with docks, raised and rebuilt houses, and views toward the marsh and bay. The Oceanside Marine Nature Study Area offers trails and boardwalks through the salt marsh.
Buyers comparing Oceanside often look at Island Park, just south across the water, and Valley Stream to the west.
Oceanside also has local parks and playgrounds scattered throughout the hamlet, and Long Beach Road ties the whole community together from north to south. Many buyers decide which section to search based on which end of that road they want to be closer to.
Oceanside housing market and home types
Oceanside is mostly single-family. Inland, colonials, capes, split-levels and hi-ranches are common, and along the water you will find raised homes, hi-ranches and newer construction.
Inland and waterfront homes are separate markets here, and flood zone status changes a buyer's monthly cost. We check the flood zone and any elevation certificate before pricing or making an offer.
If you are thinking of selling, see what your home is worth. If you are buying for the first time, see our first-time buyer page.
Many Oceanside homes have been expanded over the years, and some waterfront homes were raised or rebuilt after Superstorm Sandy. Each change affects value, and each needs the right permits and certificates of occupancy. We check before listing.
Buyers who want to update an older Oceanside home should know what a renovation involves. Mark can explain what is realistic in a given house, from a kitchen to a second story, before you make an offer.
When an Oceanside seller is ready, the launch follows the same plan we use everywhere, with photos and video planned around what this house has that others nearby do not. For a canal home that might be the dock and the view. For an inland colonial it might be the updated kitchen and the yard.
Inland or waterfront: two Oceanside searches
Because Oceanside holds both inland streets and canal blocks near the bay, buyers often start out looking at both and quickly realize they are separate searches. An inland colonial near the train comes with questions about expansions, finished basements and the age of the systems. A waterfront home comes with flood zone status, flood insurance, an elevation certificate and the bulkhead. Each changes what you pay every month.
We lay the real monthly cost of each kind of house side by side before you tour, so you can decide with the numbers in front of you. We walk either kind of house with you, and Mark tells you what a buyer's inspector is likely to focus on.
For sellers, the same split shapes the price. We never compare a canal home to an inland one to fill out a list. A waterfront house is priced against recent waterfront sales in the same district, and an inland house against inland sales, of similar style and size.
If your home was raised or rebuilt after Superstorm Sandy, the permits and certificates of occupancy from the Town of Hempstead are part of what a buyer is paying for, so we ask you to pull them before listing.
Neighborhood tour and local lifestyle
Oceanside station on the LIRR Long Beach Branch connects toward Lynbrook and Valley Stream. Drivers use Long Beach Road, the Southern State Parkway and Sunrise Highway. Long Beach and its boardwalk are a short drive south.
Life here includes the nature study area, the bay, and the beach nearby. If you want an Oceanside house inland or on the water, tell us what you want. See other Town of Hempstead neighborhoods or start at The Vogler Team home page.
The Oceanside Marine Nature Study Area offers trails and boardwalks through the salt marsh, with views of the bay and the wildlife that lives there.
Inland buyers often like being near the train, while waterfront buyers trade some convenience for the water. We help you see what a typical week looks like from each part of Oceanside before you choose.
