Living in Merrick
Merrick neighborhoods sit between Freeport and Bellmore in the Town of Hempstead, Nassau County, and stretch from North Merrick near the Southern State Parkway down to waterfront streets on the bay. Merrick is an unincorporated hamlet, so building permits and code run through the Town of Hempstead.
School lines are the first thing buyers ask about here. Elementary grades are split between the Merrick Union Free School District and the North Merrick Union Free School District, depending on the address. Both feed the Bellmore-Merrick Central High School District, where Calhoun High School sits in Merrick. A house a few blocks away can land in a different elementary district, so we confirm it for every address.
Merrick also has a strong downtown feel around the Merrick LIRR station and along Merrick Road and Merrick Avenue, which gives the hamlet a center people actually use.
Merrick is also one of the places along the South Shore where the train shapes the neighborhood. Streets within walking distance of the station feel different from the blocks closer to the parkways or the water, and buyers usually know which one they want before their first showing. Our job is to help them find the right block, not just the right house.
Norman J. Levy Park and Preserve on Merrick Road opened in 2000 on the former landfill: 52 acres with a 500-foot fishing pier, a kayak launch, resident goats and a hilltop about 155 feet up. The Merrick district runs three elementary schools that feed the Bellmore-Merrick high schools. The Census puts the typical home's year built at 1956, and about 96 percent are single-family houses.

How The Vogler Team serves Merrick
We are Mark Vogler and Gina DeMaio, The Vogler Team at Berkshire Hathaway HomeServices Laffey International Realty. Merrick sellers tend to have owned for a long time and improved the house along the way. That is good news for value and a risk at inspection, because decades of improvements come with decades of permits, or without them.
Before a Merrick home goes on the market, we send sellers to the Town of Hempstead building department to pull permits and certificates of occupancy, so an open permit on a deck or a basement comes up now, not when the buyer's attorney finds it. We walk the house together, and Mark, with 30 years of construction behind him, flags anything an inspector will circle.
Then we price from Merrick sales in the same school district and style, similar size and recent, and show you our number next to yours. You can read the full approach in our pricing step. Buyers get a plan before showings, laid out in how we help buyers.
Merrick buyers often come to us after losing a few bids. The usual cause is not money. It is offers written without a plan: no clear strategy on terms, no clean pre-approval, no sense of what the seller needs. We sit down first and build that plan, then tour homes that fit it.
Merrick sellers, especially those south of Merrick Road, also need to be ready for the flood questions every serious buyer will ask. We gather the flood zone, any elevation certificate and the repair history ahead of time, so a buyer's insurance quote does not slow the deal.
Merrick neighborhoods and communities
North Merrick is its own hamlet near the Southern State Parkway and Meadowbrook Parkway, with its own elementary district and mostly inland streets of capes, ranches and split-levels. It suits drivers who use the parkways daily.
Central Merrick wraps around the Merrick station on the Babylon Branch and the commercial streets near it. Colonials and expanded capes line the side streets, and many homes are within walking distance of the train.
South Merrick, below Merrick Road, includes waterfront streets on canals that open to the bay. Homes here bring docks and water views, and also flood zones and elevation questions that every buyer should understand before bidding.
Many buyers compare Merrick with Bellmore, which shares the same high school district, and with East Meadow, a few minutes north.
The streets along Merrick Avenue toward the north connect the hamlet to the Southern State and to East Meadow, which is why buyers who drive to work often start their search there. Buyers who take the train usually focus closer to the station, and buyers who want a boat focus on the canals. Same hamlet, three different searches.
Merrick housing market and home types
Merrick is mostly single-family homes. Colonials, split-levels and expanded capes make up much of the inland stock, with hi-ranches and newer rebuilt homes common along the water. Lots vary block by block, and some streets carry larger homes than the neighbors.
Because the stock is so mixed, a hamlet average tells you little about your house. A renovated colonial near the station and an original split-level south of Merrick Road are separate markets. We use comps that match your house, not a zip code number.
If you are deciding whether to sell, start with what your home is worth. If you are moving to a smaller place after many years, our downsizing page covers the order of steps that keeps it manageable.
Merrick has a lot of long-time owners who have lived here for decades and are now thinking about a smaller house or a move off Long Island. For those sellers, the order of steps matters: when to list, where to go next, and how to avoid carrying two houses. We plan that with you before anything goes on the market.
On the buying side, homes with original kitchens and baths can be the best value on the block, as long as the structure and systems are sound. Mark tells you what a renovation really involves so you can bid with a clear head.
Why the elementary district comes first in Merrick
Because Merrick splits elementary grades between the Merrick and North Merrick districts, two houses that look alike on a map can sit in different districts with different tax bills. Buyers sometimes find out after they have already fallen for a house, which is the hardest time to learn it. We confirm the elementary district and the high school district for every address before you tour, so you only spend time on houses that fit.
For sellers, the district is part of how we pull comps. A Merrick house is compared with recent Merrick sales in the same district, the same style and a similar size. Mixing districts to make a list longer can push a price in the wrong direction, and an appraiser will not do it either.
If your house sits near a district line, we say so in the marketing and make sure buyers and their agents have the right information from the first showing.
Neighborhood tour and local lifestyle
Merrick commuters use the Merrick station on the LIRR Babylon Branch or drive the Southern State, the Meadowbrook Parkway or Sunrise Highway. The Meadowbrook also runs straight down to Jones Beach.
Day to day, life revolves around Merrick Road, Merrick Avenue, the local parks and the water. If you want help finding the right street, tell us what matters to you. You can also browse other Town of Hempstead neighborhoods or start at The Vogler Team home page.
Merrick also has easy access to Freeport's Nautical Mile to the west and Jones Beach to the south, so a short drive covers dinner on the water or a day at the ocean.
