What is my home worth on Long Island? A real number, not a guess

A real number from people who walk your house, not an algorithm guessing from the street.

What is my home worth on Long Island, and why do the websites disagree?

What is my home worth on Long Island? It is the question every homeowner types into a search bar, and the answers rarely match. One site says one number, another says something tens of thousands higher, and a third has a range so wide it is barely an answer. That isn't because the sites are careless. It is because they can't see your house.

An algorithm knows your square footage, your lot, and what sold nearby. It doesn't know you redid the kitchen, that the house behind you backs onto a busy road, or that your high ranch is being compared to a ranch two blocks over. Long Island blocks change house by house, and so do values. Online estimates are a starting point for curiosity. They are not a price.

How The Vogler Team values a home

We walk it. Mark has 30 years in construction and homebuilding, and he looks at what drives value and what a buyer's inspector will find: the roof, the windows, the heating system, the additions and whether they were permitted. Gina looks at how the house will feel to a buyer walking in, and what they will remember after they leave.

Then we pull comps the way an appraiser would. Same town. Same school district. Same style of house. Similar size. Sold in the last three to six months, reaching back further or one town over only when there's nothing closer, and we tell you when we had to. The full rules are on the equity step of our process.

You get a range and an explanation, not just a figure. And if you have a number in mind, we put it next to ours and talk about the difference. Nobody is helped by a value inflated to make you feel good.

What you get with a home valuation

  • A walk-through with Mark and Gina, at a time that works for you
  • A range backed by comps you can see, chosen by the rules above
  • The why behind it: what is helping your value and what is holding it back
  • A short list of what would move the number, and what wouldn't, so you don't spend money on the wrong project
  • No obligation. Plenty of people want to know their number years before they sell. That's fine with us.

We give you the range first and settle on a list price only after the walk-through, never from the driveway. If you decide to sell, the valuation becomes the start of your plan, and you can see the rest on presentation and campaign.

Why people ask, and when it's worth knowing

Not everyone who asks is ready to sell. Some are thinking about downsizing in a few years. Some are settling an estate and need a starting point for an inherited home. Some are weighing whether to rent instead, which is on our rentals page. Some are planning a renovation and want to know which projects pay off. All good reasons. Formal appraisals for a court, a lender or an estate are done by licensed appraisers, and your attorney will tell you when you need one.

What changes a home's value, and what doesn't

Owners are often surprised by what moves the number. Square footage and location matter most, and you can't change either. Condition comes next, and that is where a walk-through earns its keep. A dated but well-kept house can hold value better than a flipped one with shortcuts a buyer's inspector will find. Permits matter too: a finished basement or an addition the town has no record of can cost a seller at the closing table even when the work itself is fine.

Some things matter less than people think. A brand new kitchen rarely returns every dollar spent on it, and a favorite paint color or custom built-in might mean nothing to a buyer. When we give you a range, we also tell you which projects we think would move it and which wouldn't, so if you do spend money before selling, you spend it on the right things. Mark has priced plenty of renovations in his building years, so this part of the conversation is very practical.

Why we give you a range first

When you ask what your home is worth, we start with a range, not a single number. That is on purpose. Until we walk the house, we cannot see the condition of the roof, the systems, the basement or any additions, and those details move a price. A number given without seeing the house is a guess, and guesses are how sellers end up listing too high, sitting, and then chasing the market down.

Our comps follow strict rules. We use homes in the same town, the same school district, the same style and a similar size, sold within the last three to six months. If there are not enough, we go back up to twelve months, and only then to the next closest town in the same district, and we tell you when we did. After the walk-through, you see our price, your number, and exactly how we got there, side by side. You can read more about how that works on our process page.

Even if you are not planning to sell soon, knowing that range helps with refinancing, estate planning, or deciding whether an update is worth doing.

Frequently Asked Questions

Why is the online estimate different from what you'd say?

Websites can't see inside your house. They don't know about your updates, your layout or your block. We walk the house and use comps matched by town, school district, style and size.

Is a home valuation the same as an appraisal?

No. Ours is a market valuation to help you plan and price. A formal appraisal for a lender, court or estate is done by a licensed appraiser.

Do I have to sell if I ask for a valuation?

No. Many people ask years before they move. There is no obligation.

How long does it take?

The walk-through takes about an hour. We follow with the range and the comps behind it shortly after.
