Living in Bellmore

Bellmore neighborhoods run north to south in layers, and where a house sits in that stack shapes almost everything about it. Bellmore is an unincorporated hamlet in the Town of Hempstead, Nassau County, between Merrick to the west and Wantagh to the east. North Bellmore is its own hamlet above it, closer to the Southern State Parkway.

Sunrise Highway and Merrick Road are the two lines locals use to describe a Bellmore address. North of Sunrise, streets are inland and mostly dry. Near Sunrise Highway, you are close to the train and the main shopping strips. South of Merrick Road, the blocks start meeting canals, and many homes have bulkheads and boat slips on the water that leads out to the bay.

Bellmore students attend elementary schools in the Bellmore Union Free School District or the North Bellmore district, depending on the address, and then the Bellmore-Merrick Central High School District, which includes Kennedy High School in Bellmore and Mepham High School in North Bellmore. Always confirm the district for the exact house.

Bellmore also has a real sense of a main street. Locals walk to the train, grab coffee near the station and know the shop owners on Bedford Avenue by name. That walkable center, plus water to the south and parkways to the north, is why a Bellmore address means different things depending on which layer of the hamlet it sits in.

Merokee Preserve is 25 acres of county land between Sunrise Highway and Merrick Road, with a nature trail and Newbridge Creek splitting around a small island. Newbridge Road Park is the Town of Hempstead's park on Newbridge Road. The Bellmore station sits on the Babylon Branch, just north of Sunrise Highway. The Census puts the typical home's year built at 1958, and about 95 percent are single-family houses.

Mark Vogler and Gina DeMaio

How The Vogler Team serves Bellmore

We are Mark Vogler and Gina DeMaio of The Vogler Team, Berkshire Hathaway HomeServices Laffey International Realty. In Bellmore, the conversation we have most is about water: how close a house is to it, how high it sits, and what was done to protect it.

Mark spent 30 years in construction and homebuilding. On a canal home he looks at the bulkhead, the height of the first floor, the mechanicals, and whether a house that was raised or rebuilt after Superstorm Sandy has the paperwork to match. Sellers who know those answers before listing set a price they can hold. Buyers who know them write offers that do not fall apart at inspection.

For Bellmore sellers we pull comps from Bellmore and the same school district, same style, similar size, recent sales only. A canal hi-ranch is compared with canal hi-ranches, not with an inland colonial. Then the home gets our full launch, laid out in how we launch a listing. For buyers, we start with a real consultation before showings, explained in our buying process.

Bellmore buyers often lose bids on canal homes because they offer on the dock and the view without knowing the cost of the bulkhead or the insurance. We fix that before the offer, not after. When a buyer knows what a house will cost to own and maintain, they can write a stronger offer with confidence, and a seller sees a buyer who is not going to walk away at inspection.

Inland Bellmore sellers face a different question. North of Sunrise, the house is usually competing with similar capes and splits a few blocks away, so condition and presentation decide who gets the best offer. That is where our prep walk-through and photo planning pay off.

Bellmore neighborhoods and communities

North Bellmore sits up near the Southern State Parkway and the Wantagh Parkway, with Mepham High School and inland streets of capes, ranches and split-levels. It feels further from the bay and closer to the parkways, which is exactly why people choose it.

Central Bellmore is where the Bellmore LIRR station on the Babylon Branch sits, just north of Sunrise Highway between Bedford and Centre Avenues, along with the shops and restaurants along Bedford Avenue and the main roads. Houses here are a mix of colonials, capes and expanded ranches on modest lots.

South Bellmore, below Merrick Road, is canal country. Streets dead-end at the water, and many houses have docks. This is where flood zones, flood insurance and elevation certificates become part of every sale.

Many people who look in Bellmore also look one town over. Merrick shares the Bellmore-Merrick high school district, and Seaford sits a bit further east on the same train line.

Bellmore housing market and home types

Bellmore is mostly single-family homes. Inland, you will find capes and ranches that have been expanded with dormers and second stories, plus split-levels and colonials. Along the canals, hi-ranches and raised homes are common, along with newer construction that replaced older houses.

The price spread inside Bellmore is wide, and a canal lot with a dock sits in a different market than a house a few blocks north. Average numbers for the hamlet hide that. We price a Bellmore home from sales that match it, which is the only way the number holds up with an appraiser.

If you are thinking of selling, start with our home valuation page. If you are buying a home that may need work, Mark will tell you what a renovation really involves before you commit. Our move-up buyer page covers buying and selling at the same time.

Bellmore also has a steady supply of homes owned by the same people for a long time. Those sellers often have equity, a dated kitchen, and a question about whether to renovate first. In most cases we recommend smaller, targeted repairs over a full renovation, and Mark can tell you which ones a buyer will actually pay for. For a canal home, the most valuable document you can have ready is a recent elevation certificate, because it lets a buyer get a real flood insurance quote fast.

Choosing between inland Bellmore and the canals

Buyers who love the idea of a dock sometimes find the canal streets and the inland blocks are two different searches. A canal home brings the water to your back door, along with a bulkhead to maintain, flood insurance to budget for, and an elevation certificate to read. An inland home north of Sunrise Highway trades the boat slip for a different set of questions about expansions and condition.

We lay out both on paper with the real monthly cost, including flood insurance where it applies, before you tour. Many buyers decide quickly once they see the numbers side by side, and the ones who choose the water go in knowing exactly what they are signing up for.

Neighborhood tour and local lifestyle

Most Bellmore commuters use the Bellmore station on the Babylon Branch or drive the Southern State, Sunrise Highway or the Wantagh Parkway, which also takes you straight down to Jones Beach. Merrick Road is the local main street, lined with restaurants and shops.

Weekends here often involve a boat, a bike ride to the water, or the beach. If you want a Bellmore house on the canal or a quiet inland block near the parkway, tell us what you want and we will show you what fits.
