Living in Levittown
Levittown neighborhoods began as one of the most famous housing developments in the country. Levitt and Sons built thousands of homes here in the late 1940s and early 1950s, mostly Cape Cod and ranch models on similar lots, laid out on curving streets with community pools, village greens and small shopping centers. Levittown sits in the Town of Hempstead.
Today almost none of those houses look the way they did when they were built. Decades of dormers, second stories, extensions and full rebuilds mean a single street can hold an original cape, a wide colonial and a brand-new house side by side.
Levittown is mainly served by the Levittown Union Free School District, which runs Division Avenue High School and General Douglas MacArthur High School, but Levittown is split between that district and the Island Trees Union Free School District, with a small corner in East Meadow. We confirm the district for every house.
Levittown is still one of the best-known names in American housing history. That history gives the area a recognizable layout: curving streets, neighborhood greens and pools, and a grid of similar lots. It also means buyers often walk in knowing the original models and want to see how each house has grown.
Levitt and Sons built Levittown's homes from 1947 to 1951, mostly Cape Cods and ranches, and many have been expanded since. The Town of Hempstead runs nine pools here. The Levittown district runs two high schools, Division Avenue and MacArthur, plus Salk and Wisdom Lane middle schools. The Census puts the typical home's year built at 1952, and about 93 percent are single-family houses.

How The Vogler Team serves Levittown
We are Mark Vogler and Gina DeMaio, The Vogler Team at Berkshire Hathaway HomeServices Laffey International Realty. Levittown is a place where a builder's eye changes the outcome, and Mark brings 30 years of construction and homebuilding to every walk-through.
When an original Levitt house has been expanded several times, Mark looks at how the additions tie in, what the roof lines and framing suggest, the age of the systems, and whether the finished square footage matches what is on file. Sellers who pull permits and certificates of occupancy before listing avoid the late surprise that kills deals here. Buyers who know what they are looking at stop overpaying for cosmetic flips.
Pricing in Levittown takes care because the original models look alike while the houses are not. We compare same style, similar size, same school district and recent sales, and show you our number next to yours. Read more in our pricing step and how we prepare a home.
Buyers in Levittown also benefit from a builder's eye. A house that looks updated may have new finishes over old wiring or an addition with no proper foundation. A house that looks dated may have solid bones and be ready for a smart renovation. Mark tells you which is which before you bid.
For sellers, we plan the photos and video around what makes your expanded house stand out from the originals around it: the added bedrooms, the second bath, the bigger kitchen. Buyers comparing similar homes decide fast, and the first images do the work.
On the buying side, Levittown offers are often decided by small things: a clean pre-approval, a realistic inspection plan and a closing date that works for the seller. We build that plan with you before your first showing, so you are ready when the right house comes up.
Levittown neighborhoods and communities
Levittown is organized into named sections, many of which still go by their original names and center on a village green or a neighborhood pool. Locals often describe where they live by section and nearby street, and those small differences come up in conversation with buyers.
Blocks near Hempstead Turnpike sit closer to shopping and the main east-west road through the area, while interior streets are quieter and curve away from the traffic.
The northern side, near the Island Trees school district and the Wantagh Parkway area, sits closer to Bethpage.
Many buyers who look at Levittown also look at East Meadow next door and Seaford to the south, which adds a train station and waterfront streets.
Each section has its own small character. Some are closer to schools or parks, some to Hempstead Turnpike, and some to the Wantagh Parkway. We help buyers sort out which part of Levittown fits their commute and how they want to spend their time.
Levittown housing market and home types
Levittown is almost entirely single-family. Original and expanded capes and ranches make up the base of the market, with larger colonials and newly built homes where owners added up or rebuilt. Lot sizes stay fairly consistent across the community, which makes house size and condition the main differences in value.
That consistency makes Levittown a good place to show sellers how pricing actually works. When the lots are similar, the comps have to match on style, size and condition, and a fully expanded house with permits is a separate market from an original model. We never price from a single average.
Levittown is often a first purchase for buyers and a first sale for owners moving up. See our first-time buyer page and our move-up buyer page for how we handle each.
Many Levittown homes are being sold by long-time owners or their estates. When a house is inherited, the timeline, the estate paperwork and the condition all need a plan. See our probate and trust sale page. For owners moving to something smaller, see our downsizing page.
Levittown also draws buyers who want to expand an original house themselves. Before you buy with that plan, Mark can look at the structure and tell you how realistic a second story or extension is, and what kind of work it would take.
Pricing an original Levitt house versus an expanded one
In Levittown, the hard part of pricing is rarely the lot. It is the house. An original cape, a cape with a full dormer, and a home rebuilt from the ground up can sit on matching lots and sell for very different numbers. We start by walking the house with Mark, then pull recent Levittown sales that match its style, size and condition, so the comparison makes sense to a buyer and an appraiser.
If your house has been expanded, the paperwork is part of the value. We ask sellers to pull permits and certificates of occupancy before listing, so finished square footage the buyer is paying for is square footage the town has on file.
Neighborhood tour and local lifestyle
Levittown has no LIRR station within it. Many residents use nearby stations such as Hicksville, Wantagh or Bethpage, and drive the Wantagh Parkway, the Southern State Parkway or Hempstead Turnpike.
Neighborhood pools, village greens and local parks are part of everyday life here. If you want help finding the right Levittown street, or want to know what your house is worth, tell us about it. You can also explore other Town of Hempstead neighborhoods or start at The Vogler Team home page.
Many sections still have their community pools, which the Town of Hempstead runs, and the village greens remain small hubs for local shopping.
Questions we hear
Frequently Asked Questions
Who built Levittown?
Levitt and Sons built Levittown in the late 1940s and early 1950s, mostly Cape Cod and ranch models.
Which school district is Levittown in?
Most of Levittown is in the Levittown Union Free School District. Levittown is split between the Levittown and Island Trees districts, with a small corner in East Meadow, so we confirm every address. We check the district for each house.
Do I need permits for my Levittown expansion before selling?
Any addition, dormer or finished space should have permits and a certificate of occupancy. Pull them from the building department before listing so a buyer's attorney does not find an open item late.
Does Levittown have a train station?
No. Residents use nearby LIRR stations such as Hicksville, Wantagh or Bethpage.
