Living in Elmont

Elmont neighborhoods sit at the far western edge of the Town of Hempstead, Nassau County, right on the Queens border. Elmont is an unincorporated hamlet, so the Town of Hempstead handles permits and code.

Belmont Park, the historic thoroughbred racetrack, sits on Elmont's western side, and UBS Arena opened beside it in 2021. The Elmont-UBS Arena station on the LIRR opened the same year, the hamlet's first full-time LIRR station.

Elementary grades are served by the Elmont Union Free School District, and older students attend the Sewanhaka Central High School District, which includes Elmont Memorial High School. Some edge addresses fall into other districts, such as Franklin Square or Floral Park-Bellerose, so we check every house.

Elmont's location is its biggest draw. It sits just across the line from Queens, close to the Cross Island Parkway, the Southern State Parkway and Hempstead Turnpike, so getting into the city or across Long Island is straightforward. Buyers coming from Queens often find Elmont an easy first step into Nassau County.

The hamlet's housing stock is older than many Nassau communities, which gives Elmont streets mature trees and a settled look, and gives buyers a lot of homes with character to choose from.

Belmont Park opened in 1905, and the rebuilt track and its new five-story building opened for racing on September 18, 2026. The Belmont Stakes comes back to Belmont in June 2027. UBS Arena next door has seated more than 17,000 since 2021, and the Elmont-UBS Arena station on the Hempstead Branch was the first new LIRR station in almost 50 years. The Elmont Union Free School District runs through sixth grade, then Sewanhaka's Elmont Memorial High School. The Census puts the typical home's year built at 1952, and about 79 percent are single-family houses.

Mark Vogler and Gina DeMaio

How The Vogler Team serves Elmont

We are Mark Vogler and Gina DeMaio, The Vogler Team at Berkshire Hathaway HomeServices Laffey International Realty. We cover Queens as well as Nassau and Suffolk, so Elmont buyers who are also looking across the line get one team that knows both sides of it.

Elmont homes are often older, and many have been renovated, extended or converted over time. Mark's 30 years in construction and homebuilding help here, because he looks at what was legally done, what was not, and what a buyer's inspector and attorney will ask about. That includes basement apartments and two-family conversions, which need the right certificate of occupancy to be sold as such.

For sellers, we pull Elmont comps from the same school district, same style, similar size and recent sales, and show you our number with yours. See our pricing step. For buyers, we start with a consultation, explained in how we help buyers.

Many Elmont sellers are long-time owners whose homes have been updated in stages. We help them gather permits and certificates of occupancy before listing, so a buyer's attorney does not find an open item later. That is especially important for basements and additions.

Buyers who are moving from an apartment in Queens often need help understanding how a house purchase on Long Island works, from attorneys to inspections to taxes. We walk through every step in plain language.

Elmont neighborhoods and communities

The streets near Belmont Park and Hempstead Turnpike sit closest to the track, the arena and the new station, and event days bring traffic that buyers should know about before they choose a block.

Central Elmont, off Dutch Broadway and Elmont Road, holds side streets of capes, colonials and Tudor-style homes on modest lots.

The southern sections toward Valley Stream sit near the Southern State Parkway and the Cross Island Parkway, with quick access in both directions.

Buyers comparing Elmont often also look at Valley Stream, just to the south, which adds village government and several LIRR stations.

Each part of Elmont has a slightly different relationship with traffic, transit and noise. Blocks near the track and arena see event crowds, blocks near the parkways get the quickest commute, and the interior streets are the quietest. We show buyers all three so they can choose with their eyes open.

For sellers, knowing which part of Elmont a home sits in helps us target the right buyers in our ads and pick the right comps for pricing.

Elmont housing market and home types

Elmont is mostly single-family, with capes, colonials, Tudors, ranches and hi-ranches, plus a number of two-family homes. Many houses date from the first half of the twentieth century and have been updated since.

Legal status matters more than usual here. A house marketed as a two-family needs a certificate of occupancy that says so, and a finished basement is only living space if it was approved. We check before listing so a buyer's lender and attorney do not stop the sale late.

Investors look at Elmont for its location near Queens. See our investment property page. First-time buyers can see our first-time buyer page.

Many Elmont homes sit on smaller lots, which means condition, layout and parking matter a lot to buyers. Homes with updated systems, a garage or a driveway, and clean paperwork often stand out.

For sellers, the weeks before listing are where a lot of value is protected. Small repairs, decluttering and a clear plan for photos and video help your home compete with others nearby. See how we prepare a home.

Elmont buyers often compete with investors and buyers coming from Queens. A strong pre-approval, a clean offer and a clear inspection plan help you stand out without overpaying. We build that plan with you before showings.

Two-family homes and basements in Elmont

Elmont has a number of two-family homes, and plenty of single-family houses with finished basements. Both can be great value, and both deserve a close look at the paperwork before anyone signs. A house sold as a two-family needs a certificate of occupancy that says two-family. A basement counts as living space only if it was approved. When those documents do not match the house, a buyer's lender or attorney can stop the deal late, and nobody wants that.

For sellers, we pull permits and certificates of occupancy from the Town of Hempstead before listing, so we know exactly how the house can be marketed. If something is not closed out, there is time to address it or to price the house for what it legally is.

For buyers, especially investors and first-time buyers counting on rental income, we confirm the legal status before you write an offer. We can walk the house with you, and Mark can point out work that looks like it was done without permits, so you are not paying for space you cannot use the way you planned.

We also recommend two or three vetted attorneys and inspectors, because in a house like this, the right professionals matter.
