Living in Dix Hills

Dix Hills is an unincorporated hamlet in the southern part of the Town of Huntington, in Suffolk County. Ask people about Dix Hills neighborhoods and the answer you'll hear most is space. Homes here tend to sit on larger lots than much of the surrounding area, and the houses themselves tend to be larger too, from expanded ranches and colonials to newer construction.

Most of Dix Hills is served by the Half Hollow Hills Central School District, which it shares with Melville and parts of neighboring hamlets. Some addresses are in Commack, Elwood or other districts, so we check every home.

The Long Island Expressway and the Northern State Parkway both run through, which puts Dix Hills close to a lot of Long Island.

It's also close to the business corridor along Route 110 in Melville, and a short drive north to Huntington Village when you want restaurants and a show.

Dix Hills Park on Vanderbilt Parkway covers 152 acres, with a 9-hole golf course and an irons-only driving range, an outdoor Olympic-size pool, and the Clark Gillies Arena, which has two full-size rinks. The homes are the newest in this part of the Town of Huntington: the Census puts the typical home's year built at 1970, and about 95 percent are single-family houses. Half Hollow Hills runs two high schools, High School East and High School West, and two middle schools, Candlewood and West Hollow.

How the Vogler Team serves Dix Hills

We work Dix Hills from our office in Huntington Village, a short drive north. It's one of the parts of the town where our focus on homes from $650,000 and up, plus new construction, lines up naturally with what's on the market.

Dix Hills homes are large and individual, and that's where a careless price does the most damage. Two homes on similar lots can be very different once you factor in additions, finishes, a pool or a rebuilt interior. Mark spent 30 years in construction and homebuilding, and on a big house his walk-through matters even more: roof, systems, additions, and the quality of what's been renovated. Then we show you our price, your number, and every comp we used, all from Dix Hills, the same school district, the same style, similar size, sold within three to six months. That's our pricing step.

For newer construction, Mark can tell you what a builder did well and where corners might have been cut. See our new construction page if that's your search.

Larger homes also tend to sit longer if they're priced on hope. That's why we never quote an inflated number to win a listing. If 30 days pass without an accepted offer, we sit back down with you on day 31, look at what buyers are saying, and decide the next move together.

For buyers, the questions in Dix Hills are often about upkeep: heating and cooling a bigger house, maintaining a pool, caring for a larger lot. We'll help you look at all of it before you bid, not after.

Dix Hills neighborhoods and communities

North of the LIE. Closer to Jericho Turnpike and Huntington, you'll find established neighborhoods of colonials, splits and expanded ranches, many on generous lots.

The hills. True to the name, parts of Dix Hills are hilly and wooded, with winding roads and homes set back from the street. Some of the larger homes and newer construction are here.

Near Dix Hills Park. The town's Dix Hills Park, with its golf course, ice rink and pools, is a local landmark. Homes nearby get easy access to all of it.

Neighbors. South Huntington and Huntington Station are to the west and northwest, with Melville to the southwest and Commack to the east. See the whole town on the Town of Huntington page.

Dix Hills housing market and home types

Single-family homes on larger lots define the market: colonials, contemporaries, expanded ranches and splits, plus a meaningful amount of newer construction where older homes were taken down. Pools, finished basements and big additions are common, and they all affect value. If you're searching the upper end, see our luxury homes page.

We won't print an average price for Dix Hills. Lot size and renovations vary so much that an average misleads more than it helps. A comp set built for your house won't.

Big houses usually have big permit histories. Pools, additions, decks and finished basements all need permits and certificates of occupancy on file, and the town building department is where to check before we list. If you're moving down from a larger Dix Hills home, our downsizing page explains how we handle a sale and a purchase together.

For sellers, presentation carries more weight on a big house. Buyers need to understand the layout and the land, so our professional photos and video, the Matterport 3D tour and a property website do a lot of the work before anyone walks in. You see the full launch plan before anything goes live.

If you're thinking about selling and buying at the same time, which is common for families moving up into Dix Hills or moving down from it, we'll map out the timing with you so you're not carrying two houses longer than you need to.

What buyers and sellers should check on a Dix Hills home

Larger lots and larger homes mean more to inspect. Pools, finished basements, extensions and newer construction all deserve a close look, and we walk every house together, with Mark's 30 years of construction and homebuilding behind the walk. He will tell you which systems look recent, which ones are near the end of their life and which additions need a closer look at the paperwork.

For buyers, that means a clearer budget before you commit. A beautiful pool or a big extension can carry upkeep you should plan for. We recommend two or three inspectors, never just one, and since inspections here happen before contract, usually within a day or two of an accepted offer, we line them up early.

For sellers, it means getting ahead of the questions. We ask you to pull your permits and certificate of occupancy at the building department before listing, so a pool, a deck or an addition never surprises a buyer's attorney. Then we price against homes of the same style and size, in the same school district, sold within the last three to six months.

New construction is part of the Dix Hills market too, and it is one of our focus areas. Whether you are buying a newly built home or selling one, we can talk through what a builder's finish level means for value and what to ask before closing.
