Living in South Huntington

South Huntington is an unincorporated hamlet in the Town of Huntington, in Suffolk County, next to Huntington Station. The two overlap, and many addresses near the line say Huntington Station. If you're comparing South Huntington neighborhoods, the thing locals mention first is convenience. Route 110 runs right through it, Jericho Turnpike crosses it, and the Northern State Parkway and the Long Island Expressway are close by.

It's served by the South Huntington Union Free School District, whose high school is Walt Whitman High School. The poet was born nearby, and the Walt Whitman Birthplace State Historic Site is just up the road, close to the line with Huntington Station.

The housing here is mostly single-family on suburban lots, a lot of it built in the middle of the last century and updated since. It's a practical, everyday kind of place, with shopping close at hand and Huntington Village a short drive north.

For a lot of our clients, that's exactly the appeal. You're close to the shopping and the highways during the week, and close to the harbors, the beaches and the village restaurants on the weekend.

The Walt Whitman Birthplace, a farmhouse built around 1819, has an interpretive center with more than 100 portraits, letters and artifacts. The Ezra Carll Homestead on Melville Road is on the National Register too. A short drive away, the trails in West Hills County Park lead up Jayne's Hill, the highest point on Long Island at about 400 feet. The Census puts the typical home's year built at 1958, and about 89 percent are single-family houses.

Mark Vogler and Gina DeMaio

How the Vogler Team serves South Huntington

We work out of our office on Main Street in Huntington, a short drive up Route 110 or New York Avenue. We've helped buyers find their first home in South Huntington, and we sell homes here with the same plan we use everywhere.

What's specific to South Huntington is the comp work. Neighborhoods here look similar from the street, and that's exactly where a lazy price goes wrong. A hi-ranch isn't a ranch, and a home in the South Huntington district isn't comparable to one across the line in another district. We compare same district, same style, similar size, sold in the last three to six months, and we show you every comp we used. That's our pricing step.

When a house has been updated in stages, Mark's walk-through tells us what's worth real money to a buyer and what isn't. Thirty years in construction gives him a quick eye for a quality renovation versus a cosmetic one. And once you're listed, we keep you updated every week, by phone if you'd rather talk than read.

We also know what buyers here are up against. Homes that look like a good value draw competition, and "you were close" gets old fast. For buyers, our consultation comes before any showing: pre-approval sorted, a clear sense of what you'll pay and what you won't, and a plan for how to write an offer that stands out without overpaying.

South Huntington neighborhoods and communities

Along Route 110. The 110 corridor is South Huntington's commercial spine, with the Walt Whitman Shops and a long run of stores and services. Homes on the side streets get that convenience with a short drive.

Residential pockets east and west. Off the main roads, South Huntington is quiet suburban blocks of ranches, hi-ranches, splits, capes and colonials. Many have had dormers, extensions or second stories added over the years.

Near the Whitman Birthplace. The area around Old Walt Whitman Road keeps a bit of history in the neighborhood, with the state historic site and its grounds.

Neighbors. Huntington Station is directly north. Dix Hills is to the east, and Melville sits along Route 110 to the south. See the whole town on the Town of Huntington page.

South Huntington housing market and home types

Single-family homes make up most of the market: hi-ranches, ranches, splits, capes and colonials, mostly on standard suburban lots. Some have accessory apartments, and those deserve a careful look at permits and legal use before anyone counts on the rent.

We don't publish an average price here. Averages flatten every style and every street into one number, and they don't help you price or bid. A real comp set for your house does, and we'll build one for you.

If you're selling a home that's been expanded or finished over the years, check your permits and certificate of occupancy at the town building department before we list. It's the step that saves the most headaches later. If you're buying your first home here, our first-time buyer page and how we work with buyers are good places to start, and if you're stepping up from a starter home, see our move-up buyer page.

When we walk a hi-ranch or a split here, we pay close attention to the lower level. Finished downstairs space adds real living area, but buyers and appraisers look hard at ceiling height, egress windows and whether the work was permitted. Knowing that before you list keeps the deal clean.

For sellers, preparation pays off too. We'll tell you which small repairs are worth doing before photos and which ones a buyer won't care about, so you don't spend money that won't come back.

Comparing South Huntington homes side by side

Many South Huntington streets have similar styles, so buyers often feel like they are seeing the same hi-ranch or split over and over. The differences are in the details: what was updated, what was expanded, and whether the work was permitted. We walk these homes together, and Mark, with 30 years of construction behind him, will tell you what an older roof, a converted garage or an added room means for your budget before you write an offer.

For sellers, that same sameness cuts both ways. When buyers see several similar homes in one weekend, the one that is priced right and presented well is the one they remember. We price against homes of the same style and size, in the same school district, sold within the last three to six months, so your number holds up when a buyer's agent compares it. Then the Full Exposure Marketing Method makes sure your home is the one they want to see first.

If your house has an accessory apartment, we sort out its paperwork before it goes on the market, so it adds to your price instead of raising questions.
