Living in Commack
Commack is a large hamlet in western Suffolk County that sits on both sides of the line between the Town of Smithtown and the Town of Huntington. Commack neighborhoods share one school district, the Commack Union Free School District, but depending on your street, your town hall, taxes and building department can be Smithtown or Huntington.
It is one of the most car-friendly places in this part of the Island. Jericho Turnpike runs through it, the Long Island Expressway and the Northern State run along the south, and the Sunken Meadow Parkway runs north to the beach. There is no LIRR station in Commack itself; most riders drive to Kings Park, Smithtown, Northport or Deer Park.
It sits right between Dix Hills, East Northport and Smithtown, which is why we see so many buyers comparing it to all three.
For sellers, that means buyers are often weighing Commack against its neighbors, and pricing has to account for that. For buyers, Commack offers a lot of choice in styles and streets inside one school district, which keeps the search simpler.
For a lot of buyers, the appeal is simple: one school district, lots of choice in house styles, and easy highways in every direction. For sellers, that steady demand is good news, but it also means buyers compare closely, and a house priced off the wrong comp gets noticed fast. Getting the price right on day one matters more here than in a town with fewer options.
On the Smithtown side, Hoyt Farm Nature Preserve on New Highway covers 133 acres. The town bought it in 1965, and 24 apple trees from the Hoyt family's old orchard still stand. On the Huntington side, the Carll S. Burr Mansion on Burr Road is on the National Register of Historic Places. The Census puts the typical Commack home's year built at 1964, and about 93 percent are single-family houses. The district runs one high school, Commack High School, plus Commack Middle School, Burr and Sawmill intermediate schools and four primary schools.

How The Vogler Team Serves Commack
Commack is next door to us. Our office is in Huntington, and the Huntington side of Commack is part of our home town. We know the streets on both sides of the town line and how buyers think about them.
That town line matters more than people expect. A Commack house in the Town of Huntington pulls permits from Huntington's building department, and one in Smithtown pulls from Smithtown. Before we list, we have you pull your permits and certificate of occupancy from the right one, so nothing surprises you late. Read why on our presentation page.
Pricing follows our usual rules: same town, same school district, same style, similar size, sold in the last three to six months. In Commack, that means a split-level is compared to a split-level and a colonial to a colonial, not just any house on the same road. We walk every house together first, with Mark bringing 30 years in construction, and you see our price next to yours. The method is on our pricing page. We pick up the phone. Not at 2am, we sleep occasionally like everyone else, but long after most agents have called it a night.
When you list with us, you get the full launch: professional photos and video, a 3D tour, Zillow Showcase, a property website and paid ads aimed at people shopping this part of Suffolk. See how on our marketing page. You get weekly updates, written or by phone, and with System 31 from Berkshire Hathaway HomeServices, if there is no accepted offer in 30 days, we sit back down on day 31.

Commack Housing Market & Home Types
Commack housing is mostly single-family: colonials, split-levels, high ranches, ranches and capes, many built in the postwar decades and expanded since. Lots tend to be a comfortable size, and many homes have had kitchens, baths and additions redone over the years, so condition varies a lot from house to house.
That is why we do not quote a Commack average. If you are selling, start with a home valuation. If you are moving up from a smaller house, our move-up buyer page explains how we time things. If you are moving here for a job, our relocation page covers how we help you learn the area fast.
Split-levels and high ranches here often have finished lower levels, converted garages or added rooms. Some were permitted and some were not. Mark spots the difference on the walk-through, and we sort it out before a buyer's attorney asks. For buyers, we explain what is normal for a Commack house of that age and recommend two or three inspectors so you can choose.
Buying or selling across the Commack town line
Because Commack sits in two towns but shares one school district, buyers sometimes assume every Commack house is priced the same way. It is not quite that simple. Taxes, town services and which neighbors buyers compare a home to can all shift with the town line. We check every address so you know which town it sits in, and we explain what that means for you.
Many Commack homes are postwar colonials, split-levels, high ranches, ranches and capes that have been expanded. Mark spent 30 years in construction and homebuilding, and we walk every house together looking at those expansions, the roof, the systems and the foundation. He will tell a buyer which updates are cosmetic and which are expensive, and he will tell a seller what an inspector is likely to notice.
Sellers, we ask you to pull your permits and certificate of occupancy at the building department before listing, so an old addition never slows down a buyer's attorney. Then we price against Commack homes of the same style and size, sold within three to six months.
Buyers, inspections here happen before contract, usually within a day or two of an accepted offer. We recommend two or three inspectors, never just one.
Sellers on either side of the line get the same launch: the Full Exposure Marketing Method, professional photos and video, a Matterport 3D tour and a Coming Soon push before the home goes live, so buyers on both sides of the town line see it first.
Neighborhood Tour & Local Lifestyle
Commack is about getting places quickly: the LIE and the Northern State to the west, the Sunken Meadow Parkway up to the beach on the Sound, Jericho Turnpike for errands. Hoyt Farm covers the trails. Commuters drive to a nearby LIRR station. Call us and we will show you both sides of the town line.
Commack is also close to the shopping and restaurants along Jericho Turnpike and Veterans Memorial Highway, and the North Shore villages of Northport and Huntington are an easy drive for dinner.
