Deer Park, NY: Our Hometown
We both grew up in Deer Park and graduated from Deer Park High in 1986. Take a two-minute walk through town with us.
Living in Deer Park
We grew up in Deer Park. Both of us. We grew up in Deer Park, and we raised our children here. So when someone asks us about Deer Park neighborhoods, we are not reading off a website. Deer Park is our first home.
It is a terrific middle-class town in the Town of Babylon, Suffolk County, and it is one of the easiest commuter towns on Long Island. Deer Park Avenue, Route 231, runs right up the middle, and from it you can get to Sunrise Highway, the Southern State, the Long Island Expressway and the Northern State. There is a Deer Park LIRR station of its own, and Tanger Outlets is right here, with tons of shopping close by.
The kids go to the Deer Park Union Free School District. The sports programs are big and strong, the soccer and Little League especially, and so is the music program. That was true when we were kids, and it was true when ours came through.
We still have friends on half the blocks in town, and a lot of our early clients came from right here. When a Deer Park house goes on the market with us, the people who hear about it first are often people who grew up with us. That is not a marketing line. It is just how a hometown works.

How The Vogler Team Serves Deer Park
We moved to Huntington Village about six years ago, but Deer Park is still the town we know street by street. We know which blocks are close to the station, which ones back up to the busy roads, and which ones everyone wants. That knowledge shows up in the price.
Here is why it matters. Deer Park homes are more uniform than the North Shore villages, which means buyers compare them closely. A high ranch next to a high ranch, a cape next to a cape. If your house is priced off the wrong comp, buyers notice right away. So we follow the same rules an appraiser does: same town, same school district, same style, similar size, sold in the last three to six months. We walk the house together first, and Mark, with 30 years in construction behind him, tells you what a buyer's inspector is going to circle. You see our number next to the number you were hoping for, and how we got there. The details are on our pricing page.
When it is time to list, your home gets the whole launch: photos, video, a 3D tour, Zillow Showcase and paid ads aimed at people likely to buy in Deer Park. Plus we tell our own sphere, which in this town goes back to grade school. We pick up the phone. Not at 2am, we sleep occasionally like everyone else, but long after most agents have called it a night.
Deer Park Neighborhoods & Communities
Deer Park is not a village with a single downtown. It is a set of neighborhoods strung along a few main roads, and where your street sits changes a lot.
Near the LIRR station. The streets around the Deer Park station draw commuters who want to walk or take a short drive to the train. Station access is one of the first things buyers ask us about.
Along Deer Park Avenue. The commercial spine of town, with the shopping, restaurants and more fast food than you can count. Locals will tell you it has the most fast food chains on one strip anywhere. We will let you decide. The side streets off the avenue put you close to all of it.
Up by the Expressway and Tanger. The north end of town sits near the LIE and Tanger Outlets, with quick highway access in every direction.

Deer Park Housing Market & Home Types
The homes in Deer Park are more cookie-cutter than what you find on the North Shore, and that is not a knock. It means there are price points for nearly everybody. You will see a lot of high ranches, ranches, capes and colonials, many of them built in the postwar decades and expanded since with dormers, second floors and extensions.
Those expansions are where we slow down. An addition without a certificate of occupancy can hold up a closing. Before we list, we have sellers pull their permits and CO at the Town of Babylon building department, so we know about any open permit before a buyer's attorney does.
For buyers, the uniform housing helps. Once you know what a Deer Park high ranch with an updated kitchen sells for, you can move fast and with confidence. That is the heart of our buying process: know your number before you fall in love with a house.
If you are thinking about an investment property, Deer Park comes up often because of the train, the highways and the steady demand for housing close to both. We look at the numbers before you fall for the house. If you are a first-time buyer, the range of price points here is a real advantage, and we will help you get pre-approved and build a plan before you see a single listing, so you stop hearing "you were close."
Buying your first home in Deer Park
Deer Park has price points for nearly everybody, and that makes it a common place to start. With similar styles on many streets, buyers can compare homes closely, and condition becomes the deciding factor. We walk houses together, and Mark, with 30 years of construction behind him, will tell you which updates are cosmetic and which are expensive before you write an offer.
Pre-approval comes first in our Plan of Attack System, before any showing. In a busy market, sellers want to see you are ready. We help you get there, then build a strategy around what you actually want in a home.
Neighborhood Tour & Local Lifestyle
Deer Park is about convenience. The train is here, the major highways are minutes away, and the shopping is right in town. Saturdays are often on a ball field. We made a hometown video walking through the places we grew up, and we will share it here soon. Until then, call us and we will drive you around ourselves.
And when you need a break from the errands, Belmont Lake State Park is just south in North Babylon, and the South Shore beaches are a short drive down the parkway.
Questions we hear
Frequently Asked Questions
Does Deer Park have its own LIRR station?
Yes. The Deer Park station is on the Main Line in town, which is a big part of why so many commuters look here.
What school district is Deer Park in?
Most of Deer Park is in the Deer Park Union Free School District. We confirm the district on every house before pulling comps, because a few addresses near the edges can fall in neighboring districts.
Are Deer Park homes all the same?
Many are similar styles, mostly high ranches, ranches, capes and colonials, but expansions and updates make a big difference. That is why we walk every house together before we name a price.
Do you still work in Deer Park now that you live in Huntington?
All the time. It is our hometown, and it is a short drive. We know the streets, and a lot of our sphere still lives here.
