The 5 Secrets to Selling Your Home for Top Dollar on Long Island
Most sellers we meet start in the same place. They've been scrolling Zillow at night, a house down the street just sold, and they're wondering what theirs would bring. That number matters, because for most people this house is the biggest thing they own. Here's what we've learned actually moves it.
It starts with the price. The first couple of weeks on the market are when the most buyers are paying attention. Price it too high and they scroll right past, and by the time the price comes down, the house has a "what's wrong with it?" feeling it never earned. Price it too low and you leave money behind. We'll tell you where we think the number really is before you hire us, even when it isn't the number you were hoping to hear.
Then come the little repairs nobody thinks about until the inspector does. The loose doorknob, the dripping faucet, the chipped paint by the back door. Mark spent years in construction, so he walks a house the way an inspector will and tells you what to fix now, before it turns into a renegotiation later.
Next is the first impression, and today that happens on a phone. Buyers decide whether to come see a house in a few seconds of scrolling. Clean, bright, staged rooms photograph better, and the photos are what get people through the door.
That's where the launch comes in. A sign on the lawn reaches the people who drive by. We launch every listing with what we call the Full Exposure Marketing Method: professional photos and video, a Matterport 3D tour, Zillow Showcase, a coordinated Coming Soon push on Facebook and Instagram, a custom brochure and property website, and a YouTube video tour, all going out together. You approve every piece before it goes live.
And last, the negotiation. Negotiating isn't about being tough. It's about keeping the deal steady when emotions run high, protecting your number, and knowing which battles are worth having. One of our sellers in East Northport told us we "negotiated the deal quickly and smoothly," and the house closed about two weeks after it went on the market.
None of these are really secrets. They just take a plan, and someone paying attention at every step.
If you're wondering what your home could sell for, even if you're not sure you're ready, give us a call. We'll come by, take a look, and tell you what we see. The coffee's on us.
