Living in the Town of Islip

The Town of Islip is one of the biggest towns in Suffolk County, stretching from the Great South Bay up through the middle of the Island. It includes busy downtowns, quiet bay hamlets, Long Island MacArthur Airport, and the ferries that carry people across to Fire Island. Town of Islip neighborhoods vary a lot, so the first question is always which hamlet and which school district.

Along the South Shore, the town runs from Bay Shore and Brightwaters through Islip, East Islip, Great River and Oakdale toward Sayville. Inland it takes in Central Islip, Brentwood, Hauppauge, Ronkonkoma and more. The LIRR Montauk Branch runs along the south with stations in Bay Shore, Islip and Great River, and the Main Line crosses the north.

We work most often in Bay Shore and East Islip on this side of the Island, and we have written a full page for each.

That size cuts both ways. Buyers have a lot of choice, and sellers have a lot of competition. The houses that sell well here are the ones priced against the right hamlet and launched with a plan, not just posted and left to sit.

The Town of Islip runs from Fire Island and the Great South Bay up through the middle of the Island. Fire Island ferries leave from Bay Shore, Heckscher State Park covers about 1,600 acres in East Islip, and Bayard Cutting Arboretum spreads over 691 acres in Great River. Across the town, the Census puts the typical home's year built at 1966, and about 76 percent are single-family houses.

How The Vogler Team Serves the Town of Islip

We are based in Huntington, but we grew up on the South Shore side of Suffolk in Deer Park, and the Town of Islip was always just down Sunrise Highway. We know how different a Bay Shore house near the ferries is from an East Islip house near Heckscher, and we price them that way.

Every price starts with the same rules an appraiser uses: same town, same school district, same style, similar size, sold in the last three to six months. In a town this big, those rules keep a seller from being priced off a sale in the wrong hamlet. We walk every house together first, with Mark's 30 years in construction behind it, and that matters here because so many South Shore homes have been expanded, raised or rebuilt. You see our number, your number, and how we got there. The method is on our pricing page.

Through Berkshire Hathaway HomeServices Laffey International Realty, your home gets the full launch on our process page. We pick up the phone. Not at 2am, we sleep occasionally like everyone else, but long after most agents have called it a night.

You also get weekly updates, written or by phone, the whole way through, and System 31 from Berkshire Hathaway HomeServices: if there is no accepted offer in 30 days, we sit back down on day 31 and look at what the market is telling us.

Town of Islip Neighborhoods & Communities

Start with the community you are curious about:

Bay Shore homes and neighborhoods. Bay Shore has a busy South Shore downtown on Main Street, the Fire Island ferry terminal, the Bay Shore LIRR station and South Shore University Hospital. Housing varies a lot, from older homes near the water to postwar blocks inland.

East Islip homes and neighborhoods. A quieter bay hamlet next to Heckscher State Park, with its own school district and wooded streets near the water.

We also help buyers and sellers in neighboring hamlets like Islip, Brightwaters, Great River and Oakdale. Call us about your street and we will talk it through the same way.

Islip and Brightwaters. Islip has its own LIRR station and a small downtown, and the Village of Brightwaters, between Bay Shore and Islip, is known for its lakes and canals. We help buyers compare both with Bay Shore and East Islip.

Great River and Oakdale. These quieter hamlets to the east sit near Bayard Cutting Arboretum and the Connetquot River, with larger lots and wooded streets.

Town of Islip Housing Market & Home Types

Across the Town of Islip you will find nearly every Long Island style: older colonials and Victorians near the South Shore downtowns, waterfront homes along the bay, postwar capes, ranches and high ranches inland, and some newer construction. A town-wide average price mixes all of that together and tells you almost nothing.

We would rather show you the handful of recent sales that actually match your house. If you are selling, start with a home valuation. If you are relocating to the South Shore for work, our relocation page explains how we help you learn the hamlets before you commit to one.

Many South Shore homes near the bay also have flood zone and elevation questions, and some were raised or rebuilt after past storms. Mark looks at that work the way a builder does. Sellers pull permits and certificates of occupancy at Town Hall before we list, so any open permit shows up early. If you own a two-family or mixed-use building near one of the downtowns, see our mixed-use property page.

Narrowing down the Town of Islip

With busy downtowns, quiet bay hamlets and inland neighborhoods all in one town, the best first step is deciding how you want to live day to day. Walking to a downtown, being near the water and the ferries, or having more room inland. Each choice changes price, upkeep and the questions we ask about a house.

Near the bay, flood considerations, insurance and bulkheads come into the conversation. Near the downtowns, older homes bring older systems and sometimes multi-family or mixed-use properties with their own paperwork. We walk every house together, and Mark, who spent 30 years in construction and homebuilding, looks at what was added, what was updated and whether it was permitted.

For sellers, pricing in a town this varied takes discipline. We stay in your town and your school district first, with homes of the same style and size, sold within three to six months. When there are not enough, we widen one step at a time and say why. Before we list, we ask you to pull your permits and certificate of occupancy at the building department, so nothing slows down a buyer's attorney.

Neighborhood Tour & Local Lifestyle

The Town of Islip has a lot of the South Shore's best outdoor space: Heckscher State Park in East Islip, Bayard Cutting Arboretum in Great River, and the ferries from Bay Shore to Fire Island. MacArthur Airport is in town too, which helps if you fly often. Pick a community above and we will show you what living there looks like.

Connetquot River State Park Preserve, in Oakdale, adds miles of trails and some of the best fly fishing on Long Island.

Fire Island itself is part of the draw. From Bay Shore you can take the ferry across to the beach communities for the day, and plenty of people plan their summers around that ride. For commuters, the Montauk Branch on the south side and the Main Line through Brentwood and Central Islip give you two ways into the city, so where you live in the town shapes your morning more than anything else. We will talk that through with you before you start touring.
