Living in Bay Shore
Bay Shore is one of the busiest hamlets on the South Shore, in the Town of Islip, Suffolk County. Bay Shore neighborhoods wrap around a real downtown on Main Street, which is Montauk Highway, with restaurants, shops and a lively summer scene.
At the south end of Maple Avenue are the ferry terminals that run to Fire Island, so for many Long Islanders, Bay Shore is where summer starts. The Bay Shore LIRR station is on the Montauk Branch, and Sunrise Highway and the Southern State run across the north side. South Shore University Hospital is here too. Kids attend the Bay Shore Union Free School District, and the Village of Brightwaters sits right next door.
Bay Shore has a lot going on and a lot of housing variety, and that combination is what makes it interesting to buy and to sell in.
For sellers, it means buyers come in already knowing what they want, the ferries, the downtown or the train, and we market to that. For buyers, it means real choice in one hamlet, as long as you know which part of Bay Shore you are actually shopping.
Fire Island ferries leave from Maple Avenue for eight Fire Island communities, including Ocean Beach, Saltaire and Kismet. Gardiner County Park is 231 acres on the Great South Bay, with trails and a dog park, and Sagtikos Manor on Montauk Highway, where George Washington stayed in 1790, is on the National Register. The housing is a real mix: about 54 percent single-family houses, with two-family and apartment buildings near downtown. The Census puts the typical home's year built at 1965.

How The Vogler Team Serves Bay Shore
Bay Shore has a wider range of homes than almost any hamlet we work in. Older homes near the water, postwar blocks inland, some multi-family and mixed-use property near downtown. Pricing one well means knowing which of those markets your house is actually in. We keep comps inside Bay Shore and the Bay Shore school district first, same style, similar size, sold in the last three to six months, and if we have to reach further, we tell you how far and why.
We walk every house together before we name a number. In Bay Shore that often means an older home with decades of changes: added rooms, converted attics, apartments. With 30 years in construction, he spots what needs a permit or a certificate of occupancy before a buyer's attorney does. We have every seller pull permits at the Town of Islip building department before listing. Read why on our presentation page.
We also work with mixed-use and investment property, which comes up near Bay Shore's downtown. See our mixed-use property page. We pick up the phone. Not at 2am, we sleep occasionally like everyone else, but long after most agents have called it a night.
When you list with us, the launch is built around what draws people to Bay Shore: Main Street, the water, the train. Your home gets professional photos and video, a 3D tour, Zillow Showcase, and paid ads aimed at people shopping the South Shore. See how on our marketing page. You get weekly updates, written or by phone, and with System 31, if there is no accepted offer in 30 days, we sit back down on day 31.
Bay Shore Neighborhoods & Communities
South of Montauk Highway, toward the bay. Some of Bay Shore's older and larger homes, plus waterfront and canal streets near the marina and the ferries. Water access raises the questions about bulkheads, flood zones and insurance.
Downtown and around the station. Close to Main Street and the Bay Shore LIRR station, with smaller lots and a mix that includes multi-family and mixed-use buildings.
North toward Sunrise Highway and the Southern State. Blocks of capes, ranches and high ranches sit here, with easy highway access.
West Bay Shore. Toward the Babylon line, near Gardiner County Park and Sagtikos Manor, with quieter streets.

Each of these pockets draws a different buyer search, which changes how we market a home. A house near the ferries leads with the water and the summer. A house near the station leads with the walk to the train and Main Street. A house up by Sunrise Highway leads with space and the easy drive. Same hamlet, three different stories, and we tell the right one for your house.
Bay Shore Housing Market & Home Types
You can find almost every style in Bay Shore: Victorians and older colonials near the water, capes and ranches from the postwar decades, high ranches, some newer construction, two-family homes and mixed-use buildings near downtown. Because the range is so wide, a hamlet-wide average price is close to useless.
If you are selling, a home valuation from us starts with comps that match your style and street. If you are buying a rental or a two-family, our investment property page explains how we look at the numbers. First-time buyers can start with our first-time buyer guide.
Older Bay Shore homes often come with older-house details: oil tanks, original electrical, attic rooms, basement apartments. Some of those are fine and some need a permit or a certificate of occupancy before closing. Mark sorts out which is which on the walk-through. Waterfront homes add bulkheads, flood zones and insurance to the list, and we make sure buyers understand all of it before they offer.
Buying or selling a multi-family or mixed-use home in Bay Shore
Bay Shore has two-family homes and mixed-use buildings near downtown, and they work differently from a single-family sale. The legal use of the building, the certificate of occupancy and any rental units all shape the price and the financing. We check those early, before a buyer gets attached or a seller sets a number. Mixed-use property is one of our focus areas, and we walk through the details on our mixed-use page.
For older homes near the water, the questions shift to systems, foundations, flood considerations and bulkheads. Mark spent 30 years in construction and homebuilding, and we walk every house together looking at what was added, what was updated and whether it was permitted.
Sellers, we ask you to pull your permits and certificate of occupancy at the building department before listing. In a hamlet with this much variety, it is the single best way to keep a sale on track. Then we price against Bay Shore homes of the same style and size, in the same school district, sold within three to six months.
Buyers, our Plan of Attack System starts with a real consultation and pre-approval sorted first. Inspections here happen before contract, usually within a day or two of an accepted offer, so we recommend two or three inspectors early, never just one.
Neighborhood Tour & Local Lifestyle
Bay Shore summers revolve around the water: the ferries to Fire Island, the marina, and dinner on Main Street. Commuters walk or drive to the Bay Shore LIRR station. Call us and we will show you the downtown, the bay side and the quieter blocks to the north.
Gardiner County Park and Sagtikos Manor in West Bay Shore add trails and local history, and Brightwaters' lakes are right next door.
