Living in the Town of Babylon

The Town of Babylon sits at the western edge of Suffolk County, right where Nassau ends. On a map it looks like one place. Drive it and you find that the Town of Babylon neighborhoods are a stack of very different communities, running from the Great South Bay at the bottom to the Long Island Expressway near the top.

Down by the water you have the Village of Babylon, with canals, marinas and the bay. Move north and the streets get more regular: North Babylon, with Belmont Lake State Park, and then Deer Park, the town we both grew up in. Further west the town also takes in Lindenhurst, Copiague, Amityville, Wyandanch and Wheatley Heights, each with its own school district and its own character.

That is the first thing we tell anyone looking here: in the Town of Babylon, the hamlet and the school district matter more than the town name on the tax bill. Two houses a few minutes apart can sit in different districts, with different taxes and different buyers looking at them.

For sellers, that variety is good news, because a well-priced house in the right district draws buyers who already know exactly what they want. For buyers, it means you can trade one thing for another inside the same town: a walkable village, a shorter drive to the train, a canal out back, or more house for the money further north.

The Town of Babylon split off from Huntington in 1872, and Town Hall is on Sunrise Highway in Lindenhurst. Its barrier beaches include Gilgo and Oak Beach, and Argyle Lake and Belmont Lake State Park are inland. Across the town, the Census puts the typical home's year built at 1962, and about 76 percent are single-family houses.

How The Vogler Team Serves the Town of Babylon

This is home turf for us in the most literal way. Mark and Gina both grew up in Deer Park and raised our kids there. We moved up to Huntington Village about six years ago, but we still know the back roads from Deer Park Avenue down to Montauk Highway without thinking about it.

That history helps in a practical way. When we price a house in this town, we follow the same rules an appraiser does: same town, same school district, same style, similar size, sold in the last three to six months. Here, that means we never let a North Babylon high ranch get compared to a Babylon Village waterfront house just because they share a town. You can read exactly how we build a price on our pricing page.

We walk every house together before we name a number. Mark has 30 years in construction and homebuilding, and he looks at the bulkhead, the roof and the additions the way a buyer's inspector will. And through Berkshire Hathaway HomeServices Laffey International Realty, our listings typically get the full launch described on our process page. We pick up the phone. Not at 2am, we sleep occasionally like everyone else, but long after most agents have called it a night.

Town of Babylon Neighborhoods & Communities

We have written a full page for each of the communities we work most often in this town. Start with the one you are curious about:

Deer Park homes and neighborhoods. Our first home. A busy commuter town built along Deer Park Avenue, with its own LIRR station, Tanger Outlets, and youth soccer, Little League and music programs that people here take seriously.

Babylon Village real estate. This incorporated village sits on the bay, with a walkable downtown, Argyle Lake, and the Babylon LIRR station, where the Babylon Branch ends and plenty of commuters change trains.

North Babylon homes. Quieter residential streets run between Sunrise Highway and the Southern State, with Belmont Lake State Park right in the middle of it.

Next door: West Islip. It sits just over the line in the Town of Islip, with canal-front streets near the Robert Moses Causeway and Good Samaritan Hospital on Montauk Highway.

We also help buyers and sellers in Lindenhurst, Copiague and Amityville. If your street is in one of those, call us and we will talk it through the same way.

Town of Babylon Housing Market & Home Types

Housing across the Town of Babylon is mostly single-family, and the styles change as you move north. Near the bay you see older capes, colonials and expanded ranches, plus waterfront and canal homes where the bulkhead, the flood zone and the insurance become part of the conversation. In the middle of town you find blocks of high ranches, ranches and capes built in the postwar decades, many expanded since. Up in Deer Park the streets are more uniform, which gives buyers a lot of price points to choose from.

Because the styles shift so much, a town-wide average price tells you very little. We would rather show you the three to six recent sales that actually match your house. If you are thinking about selling, start with a home valuation. If you are buying, our buying guide explains how we set a strategy before the first showing, so you stop hearing "you were close."

Some parts of town also have two-family homes and small mixed-use buildings along the main roads, and those need their own comps and a confirmed certificate of occupancy. If you own one, see our mixed-use property page. If you are an investor, our investment property page explains how we run the numbers before you offer.

Choosing where in the Town of Babylon

Because the town changes so much from the bay to the north end, the best first step is deciding what matters most to you day to day. The water and a village downtown, a quiet hamlet near a park, or a commuter town with highways and the train close by. Each one prices differently, and the upkeep is different too. A canal home with a bulkhead is a different budget than a high ranch near Sunrise Highway.

For sellers, the same variety means comps have to be pulled carefully. We stay in your town and your school district first, with the same style and size, sold within three to six months. Buyers shop several of these communities at once, so your price has to hold up next to all of them. We show you exactly how we got there.

Neighborhood Tour & Local Lifestyle

Getting around is one of this town's strengths. Sunrise Highway and the Southern State Parkway cross it, with the Long Island Expressway and the Northern State a short drive north, and the LIRR runs two lines through it: the Babylon Branch along the south and the Main Line through Deer Park. Weekends lean toward the water: Captree, the causeway to the ocean beaches, Belmont Lake for a walk, and the downtown in Babylon Village for dinner. Pick a community above and we will show you what a normal Saturday looks like there.

The town also has a lot of public water. Gilgo and Oak Beach sit out on the barrier island, the causeway runs out to Robert Moses State Park, and the town marinas line the bay. Inland, ball fields and town parks fill in the neighborhoods.

Questions we hear

Frequently Asked Questions

Which school district is my Town of Babylon house in?

It depends on the street, not the town. The Town of Babylon has several school districts, including Babylon, Deer Park, North Babylon and Lindenhurst. Check the district on the tax bill or the listing, and we will confirm it before we pull a single comp.

Is Babylon Village the same as the Town of Babylon?

No. The Village of Babylon is one incorporated village inside the much larger Town of Babylon. Village homes have an extra layer of local government and their own building department rules.

Do you work in Lindenhurst, Copiague and Amityville too?

Yes. We do not have a separate page for each one yet, but we price and market homes there the same way: comps from the same hamlet and district first.

What do I need before I list in the Town of Babylon?

Pull your permits and certificates of occupancy at the building department (Town Hall, or the village if you are in one), so any open permit shows up before a buyer's attorney finds it. We walk you through it.
