Living in Lloyd Harbor

Lloyd Harbor is an incorporated village at the northwestern tip of the Town of Huntington, in Suffolk County, bordered by Lloyd Harbor, Cold Spring Harbor, Huntington Bay and the Long Island Sound. Lloyd Harbor neighborhoods are defined by water and woods: winding roads, homes set far back on large lots, and a lot of privacy.

The village has its own government and its own village police. It's home to Caumsett State Historic Park Preserve, the former Marshall Field estate on Lloyd Neck, with miles of trails, meadows and shoreline, and to the Target Rock National Wildlife Refuge.

The village is in the Cold Spring Harbor Central School District. We still check every address.

It's close to Huntington and Cold Spring Harbor, and it feels miles away from both. For the buyers who look here, that's the whole point.

The village covers almost 10 square miles, with about 20 miles of shoreline, and roughly a third of its land is preserved open space. Caumsett State Historic Park Preserve was Marshall Field III's 1,750-acre estate, bought in 1921, and the old polo pony barn is now an equestrian center. Target Rock National Wildlife Refuge has 80 acres, a half mile of rocky beach and a 1.75-mile trail. The Henry Lloyd Manor, built in 1711, still stands.

The Census puts the typical home's year built at 1966, and about 90 percent are single-family houses.

How the Vogler Team serves Lloyd Harbor

Lloyd Harbor is just north and west of Huntington Village, a short drive from our office at 315 Main Street. We're Luxury Certified, and a Lloyd Harbor sale is the kind of listing where that training gets used.

Every property here is its own case. Acreage, frontage, views, privacy, the age and condition of the home, and what's been added or rebuilt all move value, and recent sales are relatively few. So comps take judgment. We stay in Lloyd Harbor, same school district, same style, similar size, and widen the time window to 12 months before we look elsewhere. Every comp gets explained, including which are older and why. That's our pricing step.

Mark's 30 years in construction matter a lot on estate properties. He looks at bulkheads and docks, roofs, systems, drainage and outbuildings with a builder's eye, so a buyer's inspector doesn't surprise anyone. And because buyers for a home here may be anywhere, our launch plan includes paid targeted ads and our relocation network to reach well beyond Long Island.

We're also Relocation Certified, and some of the buyers who look in Lloyd Harbor are moving from out of state or overseas. We can walk a property on video for a buyer who can't be here yet, and coordinate inspections, surveys and attorneys on their behalf.

Sellers here often value discretion. We'll talk with you about how public you want the launch to be, from a full campaign to a quieter approach to qualified buyers, and we'll lay out the tradeoffs of each before you decide.

Lloyd Harbor neighborhoods and communities

Along Lloyd Harbor Road. The main road into the village winds past wooded properties and water views, with homes set back from the road on large parcels.

Waterfront. Homes on Lloyd Harbor, Cold Spring Harbor and Huntington Bay carry the water access and the views. Frontage, docks and bulkheads all become part of the valuation conversation.

Lloyd Neck. Out toward Caumsett, the land narrows into Lloyd Neck, with the park's meadows and shoreline as the backdrop.

Neighbors. Cold Spring Harbor is south and shares the school district for most homes. Huntington and Huntington Bay are to the east. See the full town on the Town of Huntington page.

Lloyd Harbor housing market and home types

Estate homes, waterfront homes, contemporary and traditional homes on multi-acre lots, and some newer construction on older parcels. Pools, guest houses and accessory structures are common. For upper-end searches, see our luxury homes page, and if you're selling, our home valuation starts the conversation.

We won't print an average price for Lloyd Harbor. With few sales and very different properties, an average is close to meaningless. A comp set built around your property is what we'll give you.

Village properties also come with village paperwork. Lloyd Harbor has its own building department, so permits and certificates of occupancy for the house, the pool, the dock and any outbuildings should be checked there before we list. Surveys, easements and flood zone details are worth having in hand early on a waterfront home.

For buyers, larger properties bring larger questions: the cost to maintain grounds and waterfront, septic and well where they apply, insurance on a waterfront home, and the age of the major systems. We help you get answers to each one before you commit, with two or three inspectors and attorneys to choose from, never just one.

And on waterfront homes, a dock or bulkhead in poor shape can be a significant cost. Mark looks at those closely, because a buyer's inspector certainly will.

Selling a Lloyd Harbor estate home

A Lloyd Harbor sale often involves a smaller pool of buyers, a longer conversation and more privacy. Many sellers here want their home shown carefully, to buyers who are ready. We talk through how public you want the launch to be, and we plan the showings around your life, not the other way around.

Pricing an estate home takes more care than pricing a house on a street of similar ones. Multi-acre lots, waterfront, guest houses and accessory structures make every property different. We pull comps from Lloyd Harbor first, in the same school district, of the same style and close in size, sold within the last three to six months, and when there are not enough, we widen one step at a time and say why. You see our price, your number and how we got there before you sign anything.

Mark's 30 years in construction and homebuilding matter here. We walk the house, the outbuildings and the shoreline together, and Mark tells you what a buyer's inspector is likely to notice. We also ask you to pull your permits and certificate of occupancy at the building department before listing, because a guest house or an older addition with missing paperwork can slow down a sale that should be simple.

When it is time to go to market, the Full Exposure Marketing Method gives your home professional photos and video, a Matterport 3D tour, a custom brochure and a property website.

Lloyd Harbor lifestyle and getting around

Caumsett is the local treasure, with trails for walking, running and riding, and shoreline views across the Sound. Target Rock is a short drive away. Huntington Village's restaurants and theaters are minutes from the village line, and Cold Spring Harbor's Main Street is just south.

For the train, the Cold Spring Harbor and Huntington stations on the LIRR's Port Jefferson Branch are both a reasonable drive. If you'd like to see the village and what life on these roads actually feels like, we'll take you around.

Summers bring boats in and out of the harbors on all sides of the village, and quiet walks through Caumsett year-round. Winters are peaceful, with the water views opening up once the leaves are down.

If you're thinking about selling a Lloyd Harbor home, or buying one, call us. We answer the phone well into the evening, and we're happy to come out and walk the property with you before anyone talks numbers.
