Buying a home in Huntington, from people who live in the village

A real plan before the first showing, so you stop losing out and start winning the right house.

What you get when you buy in Huntington

Buying a home in Huntington means choosing between houses that have almost nothing in common. One listing is a 1920s craftsman with original woodwork, the next is a cottage with two additions, the next is a bungalow that needs everything. You are not comparing models. You are comparing stories, and some of those stories have chapters the photos leave out.

What you get from us is a search built around what you actually want, a builder who will tell you what he sees in a house before you fall for it, and an offer strategy so you stop hearing "you were close." We live in Huntington Village. We can tell you what Saturday on Main Street feels like, how far the harbor really is from a given street, and which blocks get the parade traffic.

Why Huntington buyers choose The Vogler Team

We are Mark Vogler and Gina DeMaio of The Vogler Team at Berkshire Hathaway HomeServices Laffey International Realty, with our office at 315 Main St in the village. We have closed about 150 homes in seven years, and many of our buyers in this part of the Town of Huntington came to us after losing a few bids elsewhere.

Mark's 30 years in construction is the part buyers tell their friends about. In a town full of older and expanded homes, he looks at the things that cost real money later: an addition that does not quite match the original house, an old roof under new shingles, mechanicals at the end of their life. That does not replace your home inspection. It helps you decide which houses deserve an offer at all.

One of our Huntington buyers liked it enough to do it twice. M.T., Huntington, wrote: "So great we had to do it twice!!" They bought here with us, and later sold and moved up with us too.

Our buying process in Huntington, what to expect

We start with a real consultation before any showing. We talk through what you want, what you will not compromise on, and what your budget actually buys in and around the village. The full approach is laid out in how we help you buy.

Next comes pre-approval, sorted before you tour. In Huntington the house you lose is usually the one you were not ready to write on. We introduce you to two or three vetted lenders so you can compare, never just one name. See getting ready to buy.

Then the search. We use your wish list, not the whole MLS. Walking distance to Main Street and New York Avenue, proximity to the Huntington LIRR station, a yard, a garage, a quieter street up the hill: we narrow to the homes that fit and tour them through ShowingTime. Read about building a search that fits.

When the right one comes up, we build the offer around the seller's situation as well as yours, and once you are in contract we stay on the inspection, the attorneys and the lender until closing day. That last stretch is in locking in the deal.

Local context: buying in and around Huntington Village

Huntington draws buyers for the village life: the restaurants and shops along Main Street and New York Avenue, the Cinema Arts Centre, the Paramount, Heckscher Park, Huntington Harbor and the Huntington Yacht Club. There is something on the community calendar for nearly every occasion, from holiday parades to summer events, and buyers moving from the city are often surprised by how much goes on.

School districts in this part of the Town of Huntington do not always follow the mailing address, so we confirm the district for every house you consider. Same with flood zones near the harbor, which can affect insurance.

The trade-off to weigh is Northport, next door. It is just as beautiful and more laid-back, with more of a boating-and-beach pace. If you are undecided, tour both. Our Northport buying page explains how a search there differs. If this is your first purchase, see first-time buyers in Huntington.

What to look at beyond the photos in Huntington

Huntington listings can be charming online and complicated in person, so we teach buyers what to check on every showing. Start with the transitions. In an expanded cottage or bungalow, look where the original house meets the addition: ceiling lines, floors that slope, and how the heating reaches the newer rooms. Mark points these out as we walk.

Next, the basement. Older village homes often have older foundations, and the basement tells you a lot about moisture, mechanicals and past repairs. Then the roof and windows, which are expensive to replace and easy to overlook when you are admiring a front porch.

Finally, the location within town. Two houses a half mile apart can feel very different depending on whether you can walk to New York Avenue, how close you are to the train, and how much activity your street sees during village events. We will drive the block with you at a different time of day if that helps you decide.

None of this replaces your inspection. It helps you choose which houses earn an offer, so your inspection money goes to the right one.

Buying an older Huntington house without the surprises

A lot of what sells in and near the village is old: historical homes, craftsman houses, cottages and bungalows, many of them expanded at some point over the years. That character is a big part of why people fall for Huntington, and it is also where buyers get caught. An addition from decades ago may or may not have been permitted. A finished attic may or may not count as living space on paper. Before you commit, Mark looks at the house the way a builder does, with 30 years in construction behind him, and we tell you what we see and what to ask the inspector to dig into. You still decide. You just decide knowing what you are buying, not what the listing photos suggested.

Frequently Asked Questions

Should I get pre-approved before touring homes in Huntington?

Yes. Good houses in the village can move quickly, and a seller will take a pre-approved buyer more seriously. We connect you with two or three vetted lenders so you can compare terms before you start touring.

How do I know which school district a Huntington house is in?

Check the specific address, not the town name. District lines in the Town of Huntington do not always match mailing addresses, so we confirm the district for every home before you make an offer.

Can Mark tell me if an older Huntington house has problems?

Mark will tell you what he sees from 30 years in construction, like how an addition ties in or the age of the roof and mechanicals. You still need a licensed home inspector, and we will give you two or three to choose from.

Is Huntington or Northport a better fit?

That depends on what you want day to day. Huntington is the busier village with more restaurants and entertainment. Northport is more laid-back, centered on the harbor and the beaches. We are happy to tour both with you.
