Living in Centerport
Centerport is a small unincorporated hamlet in the Town of Huntington, in Suffolk County, tucked on its own harbor between Huntington and Northport. If you're comparing Centerport neighborhoods, the first thing you notice is how quiet it is for a place sitting right between two busy villages. Route 25A runs through, the harbor opens off to one side, and the side streets wind through hills and trees.
Its best-known landmark is the Suffolk County Vanderbilt Museum, the former Vanderbilt estate overlooking Northport Bay, with its mansion, grounds and planetarium. Down by 25A, the mill pond and Centerport Harbor give the hamlet its look.
Much of Centerport is served by the Harborfields Central School District, with some addresses in Northport-East Northport, so we check every home.
It's the kind of place people discover on the way somewhere else. You drive 25A between Huntington and Northport, see the harbor and the mill pond, and start wondering what's for sale on the hill.
Centerport is almost all single-family homes, about 95 percent, and they run a little older than the neighbors'. The Census puts the typical home's year built at 1957. The Vanderbilt Museum sits on 43 acres on Little Neck Road, with a 24-room Spanish Revival mansion and a planetarium. The Mill Pond Walk off Route 25A is a 0.4-mile stroll past a 22-foot heron sculpture, and the Suydam Homestead, built around 1730, still stands at 25A and Centerport Road.

How the Vogler Team serves Centerport
Centerport is about halfway between our home in Huntington Village and our favorite evenings in Northport, so we drive through it constantly. Our office is at 315 Main Street in Huntington, a few minutes west on 25A.
Pricing in Centerport is mostly a story of location within the hamlet. A home with a harbor view and a home a mile inland can share a zip code and have very little else in common. That's why we're strict about comps: Centerport, the same school district, the same style, similar size, sold within the last three to six months. When Centerport doesn't have enough recent sales, which happens in a small hamlet, we tell you exactly how we widened the search and why. See our pricing step.
Waterfront and hillside homes also ask more of a walk-through. Mark's 30 years in construction mean he's looking at bulkheads, drainage, slopes and older additions with a builder's eye, so we know what a buyer's inspector is going to bring up before they do.
Because Centerport sales are fewer, the launch matters even more. We don't wait for buyers to find a Centerport listing. We go to them: our Coming Soon push, paid targeted ads, Just Listed cards, our sphere email and personal notes to buyers we already know are looking along the North Shore. You see the full plan before anything goes live.
And you'll get an update every week, written or by phone, while you're listed, plus a phone that gets answered well into the evening.
Centerport neighborhoods and communities
On and near the harbor. The homes closest to Centerport Harbor and Northport Bay carry the water views, and some have water access. These are the homes where condition, frontage and flood considerations matter most.
Around the Vanderbilt. The streets near Little Neck Road and the Vanderbilt Museum have a wooded, tucked-away feel, with the museum's grounds and the bay close by.
Inland Centerport. South of 25A, the hamlet turns into residential streets of colonials, capes, ranches and splits on hilly, tree-lined lots.
Neighbors. Huntington is just west, Northport is east, and Greenlawn is to the south. Explore all of them on the Town of Huntington page.
Centerport housing market and home types
Centerport's housing runs from waterfront and water-view homes to older colonials and capes to mid-century ranches and splits. There's some newer and rebuilt construction too, especially on lots with a view. If you're shopping the higher end, our luxury homes page explains how we approach those searches.
We won't put an average price on Centerport. In a small hamlet, a handful of waterfront sales can swing an average wildly, and it tells you nothing about an inland home. We'll build a comp set for your specific house instead.
Waterfront homes come with extra paperwork worth gathering early: surveys, flood zone details, any permits for docks or bulkheads. And for any older home, check permits and certificates of occupancy at the town building department before we list. Selling? Start with a home valuation.
For buyers, Centerport rewards patience. Inventory is small, and the right house may not be on the market the week you start looking. We'll set up your search, keep an eye on it with you, and move fast when something fits.
If you're coming from a larger home nearby and want something more manageable without leaving the harbor, our downsizing page covers how we coordinate the sale and the purchase.
Buying or selling near the water in Centerport
Centerport is small, so the number of homes for sale at any time is small too. When the right house comes up, buyers usually need to be ready to move. That means pre-approval sorted first, a clear idea of what you want, and an inspector lined up, because on Long Island the inspection happens before contract, usually within a day or two of an accepted offer. Our Plan of Attack System gets buyers ready before they ever walk into a showing.
Homes near Centerport Harbor and Northport Bay deserve extra questions. We look at frontage, any water access rights, flood considerations and what the insurance picture looks like before a buyer gets attached. Mark spent 30 years in construction and homebuilding, and we walk these homes together looking at foundations, drainage and the condition of anything near the water.
Sellers, the same small market is an advantage when it is handled well. Fewer homes for sale means a well-presented one stands out. The Full Exposure Marketing Method gives your home professional photos and video, a Matterport 3D tour, a property website and a Coming Soon push before it hits the market. We also ask you to pull your permits and certificate of occupancy at the building department before we list, so an older addition never slows a sale down.
Our process page lays out every step if you want the full picture before we sit down together.
Centerport lifestyle and getting around
Route 25A is the main road, taking you to Huntington's restaurants and theaters in one direction and Northport's harbor and bandstand in the other. The closest LIRR stations are Greenlawn and Huntington on the Port Jefferson Branch.
Locally, the Vanderbilt Museum and its planetarium are a favorite, and the harbor and mill pond along 25A are some of the prettiest views on the North Shore. If you want to see how quiet Centerport really is, come take a ride with us.
Summers bring boats on the harbor and walks along the water. Winters are quiet, and that's part of the charm. Either way, you're never more than a few minutes from the busier villages on both sides.
If you're relocating to the North Shore and Centerport is on your list, we'll walk homes on video for you, explain the school district lines in plain words, and help you line up two or three attorneys and inspectors so you get to choose. See our relocation page.
